"Jumbo loans" or "Jumbo mortgages" currently apply to home loans greater than $417,000.
The primary reason why these loans are different is because any mortgage amount greater than $417,000 falls outside the coventional conforming limits set by Fannie Mae and Freddie Mac - the two largest secondary market lenders in the U.S.
To keep things as short and simple as possible; these loans are typically considered to be a slightly higher risk for lenders, mainly because of the higher number of defaults, the time it takes to sell a luxury home, and the more susceptible higher priced homes are to swings in price. Therefore, Jumbo mortgages generally come with a slightly higher interest rate than conforming loans and can vary depending on the mortgage amount, down payment, property type, and if the home is a primary residence, vacation home, or investment property.
